Foreclosure has a map. You're allowed to see it.

New Jersey foreclosure is a long legal process with real deadlines, real rights, and more exits than most people are ever told about. This guide explains every stage in plain English — free, no sign-up, no pressure.

Where are you in the process?

Tap your stage. We'll show you what's happening, your deadlines, and every option still on the table.

Was your home already sold?

If the sheriff sale brought more than what was owed, that extra money may legally belong to you. Many families never find out.

Who we are — honestly

1441 Capital is a New Jersey real estate investment company. We are not a law firm, not a government agency, and not a charity. We buy properties, resolve liens, and recover surplus funds — that's our business, and sometimes buying your property or recovering money you're owed is genuinely the best outcome for both of us.

But not always. Sometimes your best move is a loan modification, court mediation, a bankruptcy attorney, or simply knowing your rights and staying put longer than the bank wants you to. This guide tells you the truth either way — because informed homeowners make better decisions, and we'd rather earn your call than trick you into it.

Before you sign anything with anyone — including us — you have the right to talk to a lawyer and to a free HUD-approved housing counselor.

Your county's foreclosure playbook

The law is statewide, but the process lives locally — the sheriff's office runs the sales, the surrogate handles estates, and every county moves at its own speed. Choose yours.

Surplus funds check

When a home sells at sheriff sale for more than the amount owed on the judgment, the extra money — the surplus — is deposited with the court, and the former owner usually has the first right to claim it. Courts don't chase you down to hand it over. Let's see if there's money with your name on it.

We'll search the court records for your property and call you within one business day with what we find — even if the answer is "no surplus exists." If money is being held, we'll explain exactly how the claim process works and what it costs before you decide anything.

You never have to pay anyone up front to claim surplus funds. If any company asks for money before recovering yours, walk away. If we handle a recovery, our fee comes out of recovered funds only — you never write us a check.

How much time do I have?

Every case is different, but the NJ foreclosure process follows a known sequence. Tell us where you are and we'll sketch what typically comes next. This is education, not a prediction for your specific case.

Timeframes are typical ranges under New Jersey procedure and vary by county and case. Exact deadlines in your case control — check your court papers or ask a lawyer or housing counselor to read them with you (free help exists — see footer).
